Countrywide Surveying Services (CSS) is an award-winning, leading supplier of valuation panel management services, residential valuations and surveys in the UK. We panel manage and undertake valuations for the majority of UK mortgage lenders.

  • Countrywide Surveying Services has a history of working in the residential property market for over 35 years. A reliable panel manager, distributor, and assured capacity provider through employed inhouse surveyors with exceptional service standards, proven over longevity of our trading, with the agility to adapt to the changing landscape.

    We are an innovative firm of property surveyors that specialises in providing our clients with the most advanced and accurate surveying services available. Our team of highly trained and experienced professionals use the latest technologies and techniques to ensure that our clients receive the highest level of service possible. Whether a Lender, on organisation operating within the public sector, a property owner, developer, or homeowner, we have the knowledge, data, and expertise to help you make informed decisions about property.     We currently employ over 700 personnel, including over 450 directly employed RICS qualified surveyors. We cover almost all UK postcodes, including Northern Ireland, and most of our surveyors are based from home. However, where there is no coverage (Highlands & Islands of Scotland, Channel Islands, or Isle of Man for example) or we need further capacity in busy postcodes, we maintain an extensive network of over 50 panel valuer and surveyor firms - this is in addition to the large corporate valuation organisations, all of which can be used to support fulfilling your requirements where additional capacity is needed.

    We are an ISO 27001:2013 certified business (one of the few surveying businesses in the UK to hold this certification), and we take the management and confidentiality of information seriously. As part of our accreditation, we have developed policies and procedures to ensure information standards are embedded within our organisation and subject to periodic testing.

    As you would expect from Countrywide, our business is regulated by the Royal Institution of Chartered Surveyors. As a firm regulated by RICS, we are subject to independent audit on valuation practices and professional standards adopted across our business. This is supported by our ISO 9001:2015 certification which is an international quality control standard.

  • Panel Management

    We are experienced Valuation Panel Managers, with over 150,000 instructions managed in 2022 for lenders we panel manage for. The Countrywide Surveyor Network (CSN) is a model that has been running successfully for over 15 years and enables us to panel work to over 50 experienced firms throughout England, Wales and Northern Ireland that are affiliated to us.

    In addition, we utilise lender specific valuers when requested to do so, ensuring that both these and the CSN firms have undergone all due diligence to ensure that they comply with our lender requirements.

    Residential Mortgage Valuations

    We completed over half a million valuations and surveys last year. We have long embraced the principle of “get it right” first time. We are a process driven business with an end-to-end bespoke workflow system backed by large, highly experienced, confident, and professional teams with clear escalation lines to highly trained managers.

    We routinely deal with the complexities of assets described as a ‘vanilla unit’, identifying, and reporting issues such as cladding, invasive weeds, legal and planning issues to name but a few, and with reference and adherence to complex and evolving lender guidance.

    We also have in-house developed assessments for the more specialist types of valuation – leasehold, buy to let, Right to Buy, holiday lets, HMO, further advances, probate, revaluation/possession which all survey and valuation personnel must sit and pass before being assigned this type of work. This sits in addition to the more general competence checks, mandating and individual support packages.

    Our experience is not just limited to the physical inspection but the widest range of valuation and inspection types. We will work with the you to deliver the best, most accurate valuation using the right type of inspection, for the task required of us. Digitality and data availability now means the traditional drive-by and external valuation might be better replaced with the desktop valuation but where it is not required or suitable, we can value by the drive-by/external valuation and working with you to assess the right level of information needed and to provide clarity around this.

    Valuing from the desk is not a new concept but valuing remotely through a company developed product using an abundance of data and information is. The concept is so effective that the only missing piece is the valuer walking around and inside the property.

    Our remote valuation is delivered through the PropertyFact offering. It is a product developed and used by us, used widely both for loan origination and other lending purposes and is in use by many of the leading UK lenders. We offer the desktop proposition across the UK but can triage postcodes as needed by you.

    Finally, we can also provide AVMs and valuer-assisted AVM, which combines the use of an AVM with input and oversight from a human valuer. This can help with mortgage lending by providing lenders with a more accurate estimate of a property's value, which can in turn help them make more informed decisions about lending.

    In addition, we provide our corporate partners with Market Insight, Underwriting & Lending Policy guidance and New Build Exposure Reporting.

    As a business that is involved in a significant proportion of the homes sold in the UK, we take seriously our role in helping to deepen the understanding of the industry in matters that affect the home buying process.

    Therefore, we make a conscious effort to maintain a high visibility, internally and externally through webinars (own, lenders and our professional body), trade press articles, commentary and membership of industry leading working groups.

    Our own webinars in the last year have been attended by over 1,000 mortgage industry professionals including lenders, surveyors and brokers.

    Managing Director – Matthew Cumber

    Matthew joined Countrywide 2016 after working at Lloyds Banking Group for over 20 years. Matthew is a highly regarded leader and voice within the industry and was recently awarded FRICS by the RICS.

    Chief Operating Officer – Kharla Mullen

    Kharla joined Countrywide in September 1998 after working at American Express for 8 years. Kharla is also Deputy Chair of the Group ESG committee alongside her current role implementing our ESG strategy and improvements.

    Associate Director Corporate Relationships – Jayne Coppinger

    Jayne joined in May 2022. Jayne has worked with lenders in the mortgage and valuation space for over 9 years joining us from Landmark Information Group, and has worked in the property industry for 18 years, starting her career at Rightmove.

    Technical Services Director – Martyn Stones FRICS

    Martyn is a Fellow of the RICS and a Registered valuer. He has worked in the residential property surveying and valuation sector for almost 40 years and has recently re-joined the business after a two year sabbatical.

    Director of Field Operations - Rebecca Freeman

    Rebecca has been with Countrywide Surveying for over 18 years, starting as a surveyor with us in 2004. A Fellow of the Royal Institution of Chartered Surveyors plus, a Regional Board Member in Southwest for RICS, a founder of Women in Surveying initiative, plus a diversity and inclusion representative.

    Director of Products and Innovation - John McCurry

    John joined Countrywide in 2003 and has over 27 years’ experience in the residential property sector. He is also a Fellow of the Royal Institution of Chartered Surveyors and of the Chartered Association of Building Engineers and holds the PRINCE2 practitioner qualification.

    Director of Central Operations - Karen Broughton-Mee

    Karen joined in January 2020 having previously held various Operational and Business Development roles in both the Steel and Financial Services industries. Karen is responsible for the National Operations Centre based in Castle Donington.

    Director, Harvey, Donaldson & Gibson - Jonathan Shaw

    Jonathan is an experienced chartered surveyor with over 20 years dedicated to residential surveying practice and social housing consultancy. He is a member of the RICS Scotland Residential Property Professional Group Board, an RICS APC Assessor and also a qualified Retrofit Assessor.
