Selling and buying a property

A step-by-step guide to selling one house and buying another.

  1. Get an estate agent to value your existing property and put your property on the market.
  2. Speak to Countrywide Mortgage Services about your borrowing needs, and get an agreement in principle from an appropriate lender.
  3. Once you’ve found your dream home, your mortgage consultant will arrange your mortgage application, and finalise your protection and conveyancing needs.
  4. surveyor will put together a report on your new property and conduct a valuation.
  5. Your solicitor/conveyancer will organise local searches and liaise with your buyer’s conveyancer. 
  6. Your chosen lender will make you a mortgage offer.
  7. Speak to us to ensure all arrangements, including your moving date, are in place before exchange of contracts. Deciding your moving date might be trickier than for your first purchase if you need to sell your home first.
  8. Exchange contracts for your existing and new properties, legally binding you, your buyer and your seller to the transactions.
  9. On completion, your solicitor/conveyancer will transfer your money to the seller’s solicitor and you will receive the cash from your own buyer. In Scotland, the conclusion of missives marks the completion of contract negotiations.
  10. Drop off your old keys to your estate agent and pick up the keys to your new home!
