What level of Stamp Duty will I now pay?

Properties in England: 

The original Stamp Duty Holiday ended on the 30th June 2021. However, if you are buying a property in England and completion is between 1st July and 30th September there is a further limited extension of the Stamp Duty Holiday with the first £250,000 of the purchase price charged at the zero rate.

The nil rate band will revert on 1st October 2021 to £125,000 for residential properties

If the property that you are buying completes after the 1st October 2021 the standard rate of Stamp Duty Land Tax will apply, even if your original purchase quotation and draft invoices from us show a zero rate. Please visit England Stamp Duty Rates for more information.

First Time Buyers relief from 1st July: If you are eligible and buying your first home in England for £500,000 or less, the first £300,000 of the purchase price will be charged at the zero rate.

Properties in Wales:

The original Stamp Duty Holiday ended on the 30th June 2021. If the property you are buying completes on or after 1st July, the standard rate of Welsh Land Transaction Tax will apply, even if your original purchase quotation and draft invoices from us show a zero rate. Do I need to contact my lawyer?

Your legal team will be dedicated to getting you moved, so only contact them in relation to specific enquiries on your case as this gives them more time to progress it. Any updates will automatically feed into your Connect Portal, so it is useful to check this regularly. It is useful if you can review, fill out, sign and return everything quickly and efficiently, this helps us progress your move.

If you are having a mortgage and you have not yet had your offer issued please follow this up as soon as you can with your Financial Advisor or Lender to avoid delays.

We will do everything possible to progress your transaction but as the Conveyancing process is dependent on third parties, we cannot guarantee completion dates.
